Protect Your Roof From Leaking During the La Nina Winter in Seattle

Is your roof ready for the Seattle rainy season?

Unfortunately, one of the very few downfalls to living in the Seattle-Tacoma area is the excessive rain. Every few years we see even more due to a weather cycle called El Niño–Southern Oscillation (ENSO) climate pattern. The cycle is described by the El Niño (meaning “Little Boy) and La Niña (meaning Little Girl”) weather patterns. During a La Niña period, the sea surface temperature across the eastern equatorial part of the central Pacific Ocean will be lower than normal by 3 to 5 °C (5.4 to 9 °F). For La Nina in the Northwest, this also means that our weather will likely include extreme cold and heavy rain for the next few months.

All this wind, rain, and cold temperatures can take a toll on our homes, particularly our roofs in the form of water damage. The Professionals at Guardian encourage you to proactively protect your roof and home by identifying signs of water entry before it causes serious and expensive damage.  It only takes some quick and easy maintenance steps to keep your roof in good working condition!

#1 Take a good look in your attic. Mold, rusted nails, and condensation are all signs of poor ventilation. Damage to the insulation, droppings, and nests could indicate that you may have squirrels or pests in the attic.

#2 Inspect the underside of the roof for leaks, water stains, rot and mold. All mold and mildew can lead to serious health issues, especially for those with high sensitivity, including nasal congestion, rhinitis, inflammations and asthma.

#3 Inside your home, regularly note any new or worsening ceiling or wall staining, softness, or peeling paint. This could indicate you have moisture in your attic or a leak.

#4 inspect your floors for any potential slip and fall hazards from leaks or water damage. Excess moisture can damage your flooring, ceiling and your roof. Water damaged pathways, stairs, or decks can cause slips or falls. Regularly inspecting your floors for water damage and puddles is a good step, but other areas can be damaged, tool. Damaged material from ceilings and walls can fall or make areas dangerous, like unstable handrails or porch railings.

#5 Examine the outside of your home; Inspect and clean the gutters, downspouts, eves, and overhangs. Regular cleaning of your gutters and downspouts can prevent water damage to several areas of your home. When your gutters are clogged or in disrepair, water can easily collect under the shingles and other roofing material, leading to absorption in the underlaying wood. This ultimately leads to rotting of the roof structure, leaks in the roof and home, or even ice dams to form in the winter months.

It is very important to do your own home inspections, they are a good start to keeping your roof  safe and in working order. Guardian Roofing offers a home protection plan.
